Review
This is book 1 in ‘The Only Magic in the Building’ series that I am currently obsessed with! (Though I read them out of order…) And it is such a cute, totally clean, romance series for girls 15 and up!!!
This book is about Archer Gaines, a billionaire who is trying to escape his family name. So he buys The Serendipity, a historic apartment building that’s supposedly magical. But Archer doesn’t believe in magic. However, when one of his residents “magically” appears in his apartment, suddenly his whole life is turned upside down!
This book is such a cute read!!! I honestly adored this one soooooo much!!!! (It might be my favorite…) The romance was sweet and heartwarming. I loved the story and the focus on working through anxiety was done soooooo well! It really is a great novel for young ladies.
Now this series is a closed door romance, which means it is totally clean. However, there is mention of making out, kissing and such. Words such as passion and desire do show up, but nothing happens except kissing. So this is a 15 and up series, but it is totally and completely clean for older teens.
Overall, I just love this book!!!!!!! And I also love the series!!!!!! Honestly, this is one of my new favorite rom-com books and one I totally suggest!!!! Have a Hat-tastic Day!!!! -The Young Llama Reader.
Pros
- A fantastic novel for young ladies 15 and up!!!
- Cute, sweet and very funny!!!
Cons
- Mention of kissing and making out.

Version 1.0.0
When billionaire Archer Gaines needs to escape his father’s corrupt shadow and a related scandal, he purchases The Serendipity, a historic apartment building far from New York City. He believes in bottom lines and big business deals, definitely not in the local folklore surrounding the town of Serendipity Springs. So he’s eager to move forward with plans to flip the building into luxury lofts. But The Serendipity doesn’t particularly care what Archer believes, and the building has plans of its own.
Willa never believed in the rumors about her “magical” building. But that was before she walked into her closet looking for a sweater and found herself in another apartment altogether–in the penthouse closet of the grumpy and unfortunately attractive new building owner. This is less of a meet cute than a meet ugly, and things only go downhill from there.
When Archer announces sweeping changes that include a rent increase, he becomes public enemy number one for the residents. And by charging Willa for use of the commercial kitchen, he puts her fledgling baking business at risk. With his progress being (magically) blocked at every turn, Archer grows desperate for help. But the bewitching woman he found hiding in his closet seems to present both the answer and a larger problem: because Archer never planned to fall in love or stay in Serendipity Springs forever …
